<p>As a career military family, Bill and Mary have had their share of homes. However, with a married daughter and four grandchildren, they were sure it was time to upgrade their home so there could be room for everyone.</p>
<p>They originally began looking for an existing home, and then a new home, and 30 homes later, they still could not quite find what they wanted. That all changed one day when they happened upon a Southern Homes community and the perfect home for their extended family.</p>
<p>The Petersen’s decided to proceed with Southern Home’s Laurel floor plan. “With the sunroom and bonus room options there is plenty of room for the grandchildren and I still get my man cave,” Bill chuckled.</p>
<p>Bill and Mary had previous experience with Southern Homes in the 90’s with the first home they built. “It was a fine home. But we are happy with the improvements that Southern Homes has made on their building and design. We also went with Southern Homes because of how professional they were from the beginning when we first met with the sales agent, Sandra Douglas. She was open about the whole process and allowed us to walk through homes that were being built. The quality was excellent and frankly the price…you just couldn’t beat, “ Bill commented.<br />
“The lot we go to pick was perfect,“ Mary noted. “It had plenty of room and backed up to green space, which gave us the privacy that we needed. I was also impressed with how professional and friendly everyone was. They really wanted to do things right. Whenever we brought issues to their attention they were always willing to accommodate. What I really loved was the custom options. That was great because not everyone has the same needs.”</p>
<p>One of Bill and Mary’s biggest concerns during the building process was timing. “We wanted to qualify for the new tax credit. Southern Homes actually completed earlier than we expected. Eric and Todd did a superb job! They were always available and great at addressing issues,“ Bill highlighted.</p>
<p>With the home complete and ready, Mary reflected, “We were very pleased with the way the house turned out. With the selections of paint, countertops, fixtures, and cabinets, I was pleasantly surprised how it all went together. And we weren’t limited in choice; there was plenty to choose from. I really liked all the tall windows also; it made everything very light and bright. It was really wonderful.”</p>
<p>Bill also noted, “The people at Southern Homes really made the experience great. Eric, our builder even gave us a great housewarming gift: sidewalk chalk! It was an inside joke about the extra paved area I proposed as a place for the grandchildren to play that also happens to be a great place for me to keep my boat. It was nice that he remembered something like that.” Bill continued to say, “ You can really tell they wanted to do things right. Even when we had issues with the sod, they took care of it and it had no affect on our cost. Southern Homes will do it right even if they have to do it on their own dime. I would tell anyone that they couldn’t go wrong with Southern Homes. You can trust that they want to do it right and they will do it right.”</p>

			<content:encoded><![CDATA[<p>My husband and I had been looking for a house for over a year.  (My husband is a little…well… picky).  In January, to our great fortune, we were given an opportunity to purchase a wonderful lot not too far from where we were currently living.  We had to move fast and we were pretty motivated to do so since we had been renting.  We spent a lot of time researching potential builders online and setting up interviews.  We found that a lot of the spec homes were pricy and just didn’t really have what we wanted.  Then we came across Southern Homes.  What first caught my attention was the reasonable price per square foot for their builds.  But what won us over was when we saw the Charleston.  The design was right inline with what we always wanted.</p>
<p>We were ready to move forward but were concerned about finding financing.  Francessca Brennan, our Southern Homes agent, got in touch with a bank representative, helped us with paperwork and we were approved.  And better still, we were able to get all we wanted for a price that would fit our budget.</p>
<p>The process with Southern Homes was quick, easy and enjoyable.  We loved visiting the Charleston spec house at the Covington community, walking around, taking pictures and pretending it was ours.  Francessca was very helpful in the Design Center, helping us pick out tiles, carpet, etc.  We also were impressed with Don Raider who supervised our build.  Don kept in contact with us all the time with very detailed updates.  He always answered our questions and was very helpful.</p>
<p>There were no surprises when it came to price.  Every single price for the home was laid out in the beginning. Southern Homes beat their own timeframe for the build by several weeks.  Seeing our home completely built for the first time was a great feeling.  It felt like we were starting fresh.  And the house…everything looked great!</p>
<p>What really set Southern Homes apart from other builders we interviewed is that, from the beginning, I felt like Southern Homes would do anything possible to meet our requests.  I could tell that they weren’t in business just to make money, but that they wanted make our home…just the way we wanted.</p>
<p>I have already referred Southern Homes to friends and family and told them how easy they were to work with.  To get everything we wanted in a home is amazing and I am sure anyone will have the same experience with Southern Homes.</p>

The customer service Southern Homes provided exceeded my expectations – each person I dealt with went above and beyond.  They made my purchasing a home a joyful process.  Being a working, single mother with a very full schedule it was nice that throughout this experience what I heard most from the Southern Homes staff was “I will take care of that for you” and actually seeing that happen.</p>
<p> I would like recognize Sandra Douglas whose willingness and dedication helped me to get into my new home timely and problem free.  She was always friendly, professional and available to me.   I would also like to thank the rest of the Southern Home Team and Nolan Lending (Randi Selby) for working so hard to meet all of my needs in this process.</p>

I really liked the walk through with Southern Homes as they made sure we understood how to operate everything.  They gave good advice on changing filters and other maintenance ideas.  Although we own three other homes in a different state, this was a unique experience for us in purchasing this house.  Since I work for a large company, I would recommend purchasing a Southern Homes for anyone looking to buy a new home.  Thanks for the opportunity to share our experience.</p>

			<content:encoded><![CDATA[<p>The <a href="http://www.thegreenproject.org/">Green Project</a>, currently located in the St. Roch neighborhood of New Orleans,  has proudly been a non-profit leader in redirecting reusable building supplies from landfills for nearly two decades. Kieran Cahalan, Green Project’s Acquisition Manager, takes on the rewarding task of soliciting  reusable building materials and scheduling timely pick up.  At conception, the Green Project began as a paint swap program; builders and individuals would swap out left over paint for another color.  However, as the program evolved, swappers became donators, and not just of paint but also of lumber, fixtures and other supplies.  Within a few years, the Green Project became a full-scale building supply recycling program.  </p>
<p>In the Fall of 2009, through an existing relationship with GRD Demolition and Deconstruction, the Green Project and Southern Homes began their first combined effort.  GRD was  part of a rebuilding project with Southern Homes’ owner, Chris Kornman.  In fact, it was his home that was the focus of the rebuilding effort.  Chris was intrigued by  the impact the Green Project’s efforts were having on the environment, especially in light of Southern Homes’ commitment to green building.  Since July 2009 until April 2010, the Green Project has redirected and saved the environment from 166,000 pounds of lumber and 92,000 pounds of paint that would have found their way to landfills and waterways.  The Green Project’s resale costs for reusable building materials is 30%-40% of average retail costs, giving homeowners and small landlords a needed economic advantage.  </p>
<p>Recently, Southern Homes has engaged Keiran and the Green Project in a rebuilding effort in the Uptown New Orleans area.  “I have been very impressed with Southern Homes’ active commitment to green building”, say Keiran.  “I absolutely see future opportunities with Southern Homes, especially considering the green commitment demonstrated personally by their owner…that really says a lot.  I am looking forward to working with Southern Homes on future projects with their homeowners”.</p>
<p>As part of the “Save Money, Be Healthy, Live Smart” campaign, Southern Homes is making plans for a long and beneficial relationship with the Green Project.  The end result will be energy efficient homes, with improved indoor air quality, at prices that don’t break a homeowner’s budget.. <p>*Here are the details you need to know.</p>
<ul>
<li>The Federal Homebuyer Tax Credit is available to buyers who have not owned a principal residence in the last three years (“New Buyers”) and to buyers who have owned and lived in their principal residence for 5 consecutive years out of the last 8 years (“Repeat Buyers”).</li>
<li>The maximum credit amount is $8,000 for New Buyers and $6,500 for Repeat Buyers.</li>
<li>The tax credit is available for homes closed after November 6, 2009, and before May 1, 2010. However, home purchases subject to a binding sales contract signed by April 30, 2010, will qualify for the credit provided the closing occurs prior to July 1, 2010.</li>
<li>Homes with a purchase price of up to $800,000 qualify. The home must be used as a principal residence.</li>
<li>Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.</li>
<li>The tax credit does not have to be repaid, unless the owner sells or stops using the home as their principal residence within three years after the purchase.</li>
